Booking Terms and Conditions

• The minimum booking period is 2 nights and at least 48 hours notice prior to arrival is required. Guests are required to show photo ID, such as a passport, at check in with our representative.
• Guests are requested to arrive after 3pm and before 8pm, we can organise later arrivals using our key safe. On departure guests should vacate by 12 noon. If there no other guests immediately prior to arrival or close to departure we are happy to be flexible with arrangements.
• We expect guests to leave the house in a clean and orderly condition. The house will be thoroughly cleaned prior to arrival.
• Linen is provided, please ask about any additional requirements. Towels are also provided but should not be removed from the house. Beach towels can be organised, just ask.
• Prices include electricity and bottled gas. A spare gas bottle is located in the kitchen cupboard, please inform our representative that it has been changed to allow for a replacement to be organised.
• All payments will be processed through PayPal, giving you the confidence and security of purchasing through a trusted merchant with a safer way to pay for your accommodation. You can pay by PayPal or credit card, whichever you prefer.
• Deposit: For bookings 8 weeks or less prior to the arrival date the total price should be paid at time of booking. For bookings over 8 weeks in advance, a 30% deposit is required with the remainder payable 8 weeks before arrival. The final payment will include a further £100 or 110€ security deposit that will be refunded within 7 days of departure subject to inspection by our on site representative.
• No persons in excess of the number agreed at the time of reservation may occupy the property overnight. No pets are allowed.
• Cancellations: Cancellations made more than 8 weeks before arrival will result in loss of deposit. 4-8 weeks before arrival is 50% charge. Less than 4 weeks before arrival is 100% charge. We reserve the right to cancel a booking if the deposit is not paid within 7 days of making the booking. We also reserve the right to cancel the booking if the outstanding balance is not received as agreed prior to the arrival date. In this instance the deposit paid shall be non-refundable. If we are able to resell the booking all payments will be refunded less costs incurred.
• It is recommended that guests obtain travel insurance to cover delayed arrival or cancellation. We also recommend obtaining an EHIC card (European Health Insurance card) which can be obtained free of charge.
• No smoking is allowed in the house. Guests are requested to smoke outside to ensure the comfort of other non-smoking guests. We reserve the right to make a charge for missing items or damages and for any other costs which we incur apart from the cost of usual cleaning.
• In order to comply with GDPR legislation our guest's contact details will not be divulged to any third party other than our on site representative.
